The 2019 $0 down, federal home loan limit for Titus County is $314,827.
Titus County is situated in the northeastern tip of Texas and is not far from both the Texas and Oklahoma state line and the Texas and Arkansas state line. The county has a population of 32,335 in a largely rural portion of Texas. It is quite a way northeast of Dallas (approximately 125 miles away), with Shreveport, Louisiana the nearest big city (approximately 120 miles to the southeast).
Titus County has a land size of 426 square miles. It is close to three other states (Oklahoma, Arkansas, Louisiana) in south-central United States. Titus has Interstate 30 travel east and west through its boundaries. It continues west toward Dallas, and east toward Texarkana – which is directly on the state border of Texas and Arkansas. The county seat is Mount Pleasant.
Titus County has four significant cities/towns: Mount Pleasant (population 15,565), Winfield (population 525), Talco (population 515), and Miller’s Cove (population 150). Mount Pleasant is clearly the highlight of the county both based on number of people and attractions. Mount Pleasant was created in 1848, two years after the formation of Titus.
Mount Pleasant is the site of the first Wal-Mart in Texas. Its Downtown Square is a popular place to visit on evenings and weekends for local residents. The County Courthouse (also in Downtown Square) is one of the most important historical buildings in the city. The current building dates back all the way to 1895. Additionally, the world’s tallest “living house” is located in Mount Pleasant.
In terms of public education Titus County is primarily served as the Mount Pleasant Independent School District. There is also the Harts Bluff Independent School District and Chapel Hill Independent School District. Though Titus is small in terms of number of people it does have one 5A school in Mount Pleasant High School. Meanwhile, Chapel Hill High School is only a 2A school. Northeast Texas Community College is also based in Titus. The county is also serviced locally by the Titus Regional Medical Center.
Northeast Texas Community College (NTCC) is located near Mount Pleasant. The community college offers basic core courses toward obtaining an Associates degree and/or transfer to four-year universities. Its Associate of Applied Science programs are designed to send students directly to the workforce. Current high school juniors and seniors in the area are also given the opportunity to begin pursuing advanced learning opportunities through NTCC.
Even though NTCC is a two-year community college there is a select amount of student housing available on-campus. These include the Residential Housing West (RHW) and Residential Housing East (RHE) complexes. Northeast Texas Community College also competes in NJCAA Division I baseball. The Eagles play at a ballpark in Mount Pleasant that features a 25 foot wall known as a small Green Monster from left field to center field. Eagle Field seats 1,200 spectators.
Texas Community College also has Division I programs in softball, men’s and women’s rodeo, and soccer. The men’s and women’s rodeo team earned third place at Nationals in 2007.
